Can I Convert My Garage to an ADU?

Yes. Garage conversions are among the most common and affordable ADUs, and many state ADU laws explicitly protect them. The converted space must meet dwelling standards for ceiling height, insulation, egress, fire safety, and utilities. An existing structure is a head start, not an exemption from code.

Structural checks come first

The existing slab, wall framing, and roof structure need verification: is the slab thick and level enough for living space, are walls properly anchored, can the roof carry any new loads? Many garages were built to lighter standards than homes. An engineer or experienced designer identifies what stays, what gets reinforced, and what must be replaced before finishes go on.

Code upgrades the conversion needs

Expect to add full insulation and a proper thermal envelope, egress windows or doors for bedrooms, smoke and carbon monoxide alarms, adequate electrical service, and plumbing for kitchen and bath. The garage door opening gets framed into a wall. Floor height transitions and moisture protection at the slab need detailing so the space feels and performs like a home.

What trips people up

Low ceiling height is the most common dealbreaker, since living space needs minimum ceiling heights most garages barely meet. Unpermitted prior electrical or structural work often surfaces during review. HOA rules and historic-district requirements can add restrictions beyond the building code. Verify all three, structure, code path, and private restrictions, before committing.

The bottom line

A garage conversion is the fastest path to an ADU, but existing structure does not mean exempt from code. Verify structure and ceiling height first.
