Do Commercial Buildings Need Lightning Protection?

The building code rarely mandates lightning protection outright — but NFPA 780, insurers, and risk assessment (NFPA 780 Annex L) effectively require it for tall buildings, hospitals, data centers, schools, houses of worship, and buildings with flammable contents. A strike without protection means fire, structural damage, and fried electronics. The risk assessment, not the code minimum, is what usually drives the decision.

When it is required or expected

Explicit requirements appear in codes for specific occupancies (some healthcare and high-hazard uses), in military and federal projects, and in insurer requirements — many carriers demand UL-listed lightning protection for large commercial policies or price the risk accordingly. Tall buildings are de facto required: anything significantly above its surroundings becomes the neighborhood's lightning rod whether designed for it or not.

What the system includes

Air terminals (rods) on the roof, down conductors to ground, a grounding electrode system (often integrated with the building's electrical ground), and — critically — surge protection on electrical and data systems. Lightning protection without surge suppression is half a system: the strike current is handled, but the induced surges still destroy every circuit board in the building. The electrical engineer designs both together.

Cost and certification

A complete UL-listed system typically costs $15,000-$75,000+ depending on building size and complexity, with surge protection adding $5,000-$20,000. UL 96A master-label certification documents the installation for insurers. Retrofitting an existing building costs 30-50% more than designing it into new construction — route the down conductors before the walls close.

The bottom line

Code rarely mandates it, but risk assessment, insurers, and tall-building physics usually do. Budget $15,000-$75,000+ for a UL-listed system with surge protection — and design it in, not on.
