Do I Need a Permit for a Shed Demolition?

Usually not for small sheds — most jurisdictions exempt demolition of small accessory structures (under the same size threshold that exempted their construction, commonly 120 sq ft). But demolition permits enter through side doors: asbestos or lead in older sheds, disconnection of electrical or gas utilities, sheds on shared property lines, and grading or foundation removal that changes drainage. The teardown is simple; the regulated materials are not.

When demolition needs a permit

Larger accessory structures, any structure with utilities connected (electrical panels, gas lines need permitted disconnection), structures in the floodplain or on steep slopes (grading concerns), and demolitions that are part of a larger project (the building permit covers the demolition). Some cities require demolition permits for everything as a tracking mechanism — check before assuming the exemption.

Hazardous materials

Pre-1980 sheds may contain asbestos (siding, roofing, insulation) and lead paint — both regulated in demolition, requiring surveys and licensed abatement before teardown. Burning a shed is illegal in nearly all jurisdictions (air quality, fire hazard). Concrete slabs and footings left behind become the next owner's problem and the next project's obstruction — remove or document them.

Utilities and site restoration

Cap electrical at the panel (permitted electrical work), cap plumbing below grade, and verify no gas lines serve the structure. Grade the site to drain — the shed's absence changes the yard's drainage pattern. If the demolition is clearing the way for new construction, the demolition plan belongs in the new project's permit set.

The bottom line

Small shed demolition is usually permit-exempt, but check for asbestos/lead in older structures, permit the utility disconnections, and grade for drainage after removal.
