Do I Need an Engineer for a Barn or Barndominium?

Yes — barns and barndominiums need engineered plans in virtually every jurisdiction. They are large clear-span structures with significant wind and snow loads, and barndominiums add residential occupancy (with its stricter energy, fire, and structural requirements) to what looks like an agricultural shell. Pre-engineered metal building (PEMB) packages come with engineering for the shell, but foundations, mezzanines, and residential fit-out need separate design.

What the PEMB package covers (and does not)

Metal building manufacturers supply sealed drawings for the steel frame itself — columns, rafters, bracing, and cladding connections. What they do not cover: the foundation (the engineer designs footings or slabs for the actual soil and the frame's reactions, including uplift), any mezzanine or second floor, residential interior framing, and MEP systems. The anchor bolt plan from the manufacturer must be coordinated with the foundation design — this handoff is where errors happen.

Barndominium-specific requirements

Once people live in it, the residential code applies: energy compliance (insulating a metal building to code is a real design exercise — condensation control is critical), fire separation between the shop and living areas, egress windows, and structural design for the residential loads. Many jurisdictions that wave through agricultural barns apply full residential review to barndominiums.

Typical engineering scope and cost

Expect $5,000-$20,000 for foundation plus structural coordination on a PEMB barn, and $15,000-$40,000+ for a full barndominium with residential design, MEP, and energy compliance. The geotechnical report ($3,000-$5,000) is money well spent — metal building reactions are unforgiving of bad soils. Timeline: 6-12 weeks for design and permitting.

The bottom line

Barns and barndominiums need engineering — the PEMB package covers the steel shell only. Budget for foundations, residential code compliance, and condensation-smart insulation detailing.
