How Long Are Engineering Plans Valid?

A building permit is typically valid for 180 days to a year and must be kept active by commencing work and passing inspections — but the engineered plans themselves do not expire as documents. The practical limit is code changes: if the jurisdiction adopts a new code edition between plan approval and construction, the plans may need updating. Stamped calculations more than a few years old usually get a hard look at permit renewal.

Permit expiration rules

Most jurisdictions void a permit if work does not start within 180 days of issuance or if work is abandoned for 180+ days. Extensions are routinely granted for a fee if requested before expiration. Once expired, resubmittal is required — and resubmittal means review under the code in effect at that time, not the code the plans were designed to.

Code edition changes

This is the real expiry mechanism. IBC, ASHRAE 90.1, and energy codes update on 3-year cycles, and jurisdictions adopt them on their own schedules. A plan set designed to IBC 2021 and permitted just before the city adopts IBC 2024 is generally grandfathered — but an expired permit resubmitted after adoption must comply with the new edition, which can mean structural, energy, and accessibility redesign.

Reusing old plans

Reusing a plan set on a new site or years later is never a straight reprint: soils differ, wind and seismic parameters differ, the code has moved on, and the PE's stamp certifies the design for its original conditions. Budget for an engineering review and update ($2,000-$10,000+) rather than assuming old plans will sail through. The stamp is project-specific, not a reusable product.

The bottom line

Plans do not expire, but permits do (usually 180 days to start) and code editions move on. Keep permits active, and budget for an engineering update before reusing old plans under a new code.
