How to Get a Certificate of Occupancy Faster?

Get the certificate of occupancy (CO) faster by scheduling final inspections in the right sequence, closing out corrections the same day, and pre-clearing the non-building-department sign-offs (fire, health, public works) that most often hold up issuance. The CO is gated by the slowest agency — identify it early and manage it actively.

Sequence the finals correctly

Building final is usually last, but it cannot happen until the prerequisite finals clear: fire final (alarms, sprinklers, extinguishers), health final (kitchens, pools), public works (off-site improvements, drainage), and elevator (state inspection with its own lead time). Schedule the long-lead inspections first — elevator and fire often book weeks out. A pre-final walkthrough with the inspector catches the punch items before the official inspection.

Close corrections immediately

Failed finals generate correction lists; every day the corrections sit is a day without the CO. Have the trades on standby for final-inspection week so corrections happen same-day and re-inspection can be scheduled immediately. The most common final failures are mundane: missing outlet covers, unpainted patches, exit signs not illuminated, fire extinguisher cabinets empty, landscaping incomplete.

Temporary CO as a bridge

If minor items remain (landscaping, off-site work), many jurisdictions issue a temporary certificate of occupancy (TCO) letting the owner occupy while completing the balance — usually with a cash bond or letter of credit securing the unfinished work. TCOs have expiration dates and conditions; treat them as a bridge, not a destination. Apply for the TCO before you need it, not after the schedule slips.

The bottom line

Speed the CO with correct final-inspection sequencing, long-lead inspections booked early, same-day correction closeout, and a TCO application ready if minor items remain.
