What Is a Base Isolation System?

Base isolation decouples a building from earthquake ground motion: flexible bearings between the foundation and the structure let the ground move while the building stays nearly still. Instead of strengthening the building to resist earthquake forces, isolation reduces the forces the building ever feels — cutting seismic demands by 3-5x. The premium seismic protection for hospitals, data centers, museums, and essential facilities.

How isolators work

Elastomeric bearings (layered rubber and steel — flexible horizontally, stiff vertically) or sliding pendulum bearings (the building slides on a curved surface, gravity recentering it) sit atop the foundation. In an earthquake, the isolators deform up to 20-30+ inches horizontally while the building above moves as a near-rigid body with minimal inter-story drift. The building's contents — surgical suites, server racks, art collections — survive because the floors barely accelerate.

Design requirements

ASCE 7 Chapter 17 governs: the isolation system designed for the maximum considered earthquake with prototype testing of the bearings (every isolator type gets tested — no analysis-only designs), the structure above designed for the reduced forces (with minimums — isolation does not eliminate seismic design), and the moat (the clearance gap around the building accommodating the full isolator displacement, with flexible utility crossings). Peer review is standard — and often required — for isolated structures.

Cost and applications

Isolation adds 5-15% to structural cost — justified where downtime is unacceptable (hospitals must function after the earthquake, not just survive) or contents are irreplaceable. Retrofits insert isolators under existing buildings (cutting columns, jacking the structure — done routinely on historic landmarks). The performance case: an isolated hospital keeps operating; a fixed-base hospital evacuates. For essential facilities, isolation is the only system delivering immediate occupancy.

The bottom line

Base isolation cuts earthquake forces 3-5x with flexible bearings — the premium protection for hospitals, data centers, and museums. Design per ASCE 7 Ch. 17 with tested bearings and a displacement moat.
