What Is a Grade Beam?

A grade beam is a reinforced concrete beam at or near ground level that spans between pile caps, piers, or footings, carrying wall and column loads across soft or variable soils. It is the workhorse foundation element on expansive clays, fill, and hillsides — anywhere spread footings alone cannot be trusted. Grade beams are designed for both the building loads and the soil movement they must bridge.

How grade beams work

The beam spans from deep foundation element to deep foundation element (drilled piers, driven piles), so the building's weight bypasses the bad surface soils entirely. The beam is sized for bending and shear between supports, and detailed for the possibility that the soil beneath it settles away or swells against it — void forms (cardboard carton forms) are commonly specified under the beam to absorb expansive soil movement.

Grade beam vs. spread footing

Spread footings work when competent soil is shallow and uniform. Grade beams take over when borings show fill, expansive clay, or highly variable bearing within the top 10-20 feet. The geotechnical report makes the call: if it recommends piers or piles, grade beams (or a structural slab) connect them. On commercial projects the combination of drilled piers plus grade beams is the default foundation in much of Texas and the Southeast.

Design and cost notes

Grade beam design runs $3,000-$8,000 as part of the structural package, with the piers themselves priced per linear foot of drilling. Detailing matters: proper lap splices, stirrup spacing for shear, and pier-to-beam connections are what plan checkers review. Void forms must be specified where expansive soils exist — omitting them is a classic plan-check correction.

The bottom line

Grade beams span between piers or piles to bypass bad surface soils. Pair them with void forms on expansive clay, and let the geotechnical report drive the foundation type.
