What Is a Structural Framing Plan?

A structural framing plan is a scaled drawing that shows every load-carrying member in a floor or roof: beams, joists, posts, columns, and bearing walls, with sizes, spacing, and connections. It is the roadmap the framer builds from and the plan checker reviews to verify the load path. Every permitted commercial project and most residential additions include one.

What appears on the plan

Framing plans show member sizes and materials (e.g., 2x10 @ 16" o.c., W18x35 steel beam), span directions, post and column locations with footing references, header sizes over openings, drag struts and collectors, and holdown locations. They reference detail sheets for connections. Roof framing plans add ridge beams, rafters or trusses, and diaphragm nailing schedules.

How it differs from architectural plans

Architectural plans show what the building looks like and how spaces are arranged; the framing plan shows what holds it up. Architects draw walls and finishes — the structural engineer determines which walls are bearing, sizes the beams that replace bearing walls, and designs the lateral system. On design-build projects the two are developed in parallel and must be coordinated.

Why plan checkers scrutinize it

The framing plan is where load path discontinuities get caught: beams with no post beneath them, point loads landing on slabs not designed for them, missing drag connections to shear walls. A clean, complete framing plan with matching calculations is the single fastest way through structural plan check.

The bottom line

The framing plan shows every structural member, its size, and how loads travel to the foundation. It is the core of the structural set — keep it coordinated with the architectural plans and the calculations.
