What Is a VRF/VRV System Design?
Variable refrigerant flow (VRF/VRV) connects one outdoor unit to dozens of indoor zones through refrigerant piping — each zone independently heated or cooled, with heat recovery between zones (cooling the server room heats the perimeter offices). The MEP design covers the refrigerant network (pipe sizing, length limits, oil return), zone loads, ventilation integration, and controls. VRF is the premium zoned system for offices, hotels, schools, and multifamily.

How VRF works
Inverter-driven compressors modulate refrigerant flow to match each zone's exact load — no on/off cycling losses. Heat-recovery VRF (three-pipe systems) moves heat between zones simultaneously heating and cooling — the building's internal heat becomes free heating. Branch controllers or selector boxes route refrigerant to each indoor unit. Efficiency: 20+ SEER equivalent at part load, where buildings spend most of their hours.
Design requirements
Refrigerant piping design (total length limits ~500-1,000+ feet depending on manufacturer, vertical separation limits, oil-return details — the piping network is engineered, not roughed in), ASHRAE 15 refrigerant safety (charge limits per occupied space — the concentration calculation determines whether the design is safe, sometimes requiring ventilation or charge splitting), ventilation via a separate DOAS (VRF handles temperature; the DOAS handles fresh air and humidity), and controls integration.
Applications and trade-offs
Hotels (per-room control, quiet), offices (perimeter vs. interior zoning), schools (classroom-level control), multifamily (no central plant). Advantages: zoning precision, part-load efficiency, no large ductwork or water systems. Trade-offs: refrigerant distributed throughout the building (leak detection and ASHRAE 15 compliance), proprietary controls (manufacturer lock-in), and first cost above conventional systems. Commissioning determines whether the efficiency materializes.
The bottom line
VRF/VRV delivers per-zone heating/cooling with heat recovery between zones — design the refrigerant network within manufacturer limits, verify ASHRAE 15 charge safety, and pair with a DOAS for ventilation.
