BIM is the project's single source of truth — when it's run right. Here's the playbook.
Why BIM matters
The 30% (the RFI's — the reduced; the coordinated), the 20% (the rework's — the eliminated; the clashed), the 10% (the cost's — the 5D's; the tracked), and the 1 (the model's — the truth; the federated). The BIM's — the truth.
The LOD
The 100 (the concept's — the 20%; the massing), the 200 (the schematic's — the 40%; the approximate), the 300 (the design's — the 60%; the precise), the 350 (the coordination's — the 80%; the connected), the 400 (the fabrication's — the 100%; the detailed), and the 500 (the as-built's — the verified; the field's).
The coordination
The weekly (the meetings' — the 2-hour; the 10's — the trades), the 1,000 (the clashes' — the 100's; the resolved), the 90% (the resolved — the 2-week's; the 10's), the Navisworks (the federated — the 10's; the models'), and the 0 (the field's — the clashes'; the target).
The 5D
The quantities (the 100%'s — the modeled; the 5%'s — the accurate), the estimate (the 10%'s — the 5D's; the live), the 4D (the schedule's — the linked; the 100's — the activities), and the 6D (the facilities' — the COBie'd; the handed).
The digital twin
The COBie (the 100%'s — the handed; the 6D's), the 500 (the LOD's — the as-built's; the verified), the sensors' (the 100's — the linked; the live), the 50-year (the operations' — the maintained; the twin's), and the 10% (the energy's — the optimized; the twin's).
The execution plan
The BEP (the 50-page's — the 1's; the project's), the 10 (the uses' — the 25's; the defined), the LOD (the 100-500's — the specified; the element's), the 2-hour (the weekly's — the 10's; the coordination), and the 0 (the field clashes' — the target; the 90%'s — the resolved).
The bottom line
BIM is the project's single source of truth — the LOD defining the detail, the coordination killing the clashes, the twin serving the 50-year operations. Write the 50-page BEP, model to LOD 350 for coordination, resolve 90% of clashes in 2 weeks, and hand over the LOD 500 COBie twin. The contractor who runs BIM cuts RFIs 30% and rework 20%; the one who doesn't builds the clashes in the field.
